CalAssist Mortgage Fund Program
In response to recent disasters around the state, Governor Newsom announced on June 5, 2025 that CalHFA will administer the CalAssist Mortgage Fund. CalHFA is using National Mortgage Settlement funds to deliver mortgage relief to families devastated by recent California disasters, providing critical breathing room for those whose homes are destroyed or severely damaged to the point they have been deemed uninhabitable – with a total of $105 million available.

Major Program Expansion: Eligible Homeowners Now Qualify for One Year of Mortgage Relief
The CalAssist Mortgage Fund has expanded mortgage relief for qualified disasters, including Los Angeles homeowners impacted by last year’s wildfires, offering eligible households a full year of mortgage assistance that does not need to be repaid. The expansion also increases income limits to allow more families to access this assistance.
Under the expanded program, eligible homeowners may receive 12 months of mortgage payments, paid directly to their mortgage servicers. Assistance is available to homeowners who are current on their mortgage, in forbearance, or behind on payments. Families who previously received three months of assistance will be offered additional support, bringing total assistance to a full year.
Key program eligibility criteria:
- Homeowners whose primary residence is destroyed or severely damaged as the result of a qualified California disaster that occurred between Jan. 1, 2023, and Jan. 8, 2025
- Applicants must meet the program’s updated income limits, which vary by county and can be found here. For example, in Los Angeles County, household incomes up to $281,400 may now be eligible.
- Eligible properties include single-family homes, condos, or permanently affixed manufactured homes (up to 4 units).
- Applicants must have a mortgage or a reverse mortgage.
